These Terms of Service ("Terms") govern your use of the Heritage Grounds Properties website and services (the "Platform"), operated from Lokoja, Kogi State, Nigeria. By creating an account or using the Platform, you agree to these Terms.
Heritage Grounds Properties is a marketplace connecting property owners, verified agents, tenants, and buyers for the rental and sale of land, houses, and commercial property. We facilitate listings, viewings, chat, offers, rental agreements, and rent collection — we are not a party to the underlying tenancy or sale contract between owner and tenant/buyer unless expressly stated.
You must provide accurate information when registering. Buyer/tenant accounts require only a name, email, and password. Agent accounts additionally require identity verification (NIN) and approval before an agent may list or transact on the Platform — see our KYC process. You are responsible for keeping your login credentials confidential.
Property listings are reviewed by our team, and title documents (e.g. Certificate of Occupancy, Deed of Assignment) may be submitted for verification. A "Verified" badge reflects that a specific document was reviewed and found satisfactory — it is not a guarantee of title, and prospective tenants/buyers should conduct their own due diligence, including independent legal advice, before entering into any tenancy or purchase.
Viewing fees, rent, and any commission are processed via Paystack, a licensed third-party payment processor. We do not collect or store your card details — Paystack handles that directly. Rent payment schedules, grace periods, and the consequences of non-payment (including the property reverting to available) are set out in your individual rental agreement.
Where you enter a tenancy through the Platform, a rental agreement specific to that tenancy — including rent amount, payment period, grace period, and renewal terms — governs your tenancy. That agreement, not these Terms, controls in the event of any conflict on tenancy-specific matters.
You agree not to submit fraudulent listings or documents, misrepresent your identity, harass other users, or use the Platform for any unlawful purpose. We may suspend or terminate accounts that violate these Terms.
The Platform is provided "as is." While we verify documents and identities where stated, we do not guarantee the accuracy of any listing, the conduct of any user, or the outcome of any transaction. To the fullest extent permitted by Nigerian law, Heritage Grounds Properties is not liable for indirect or consequential losses arising from your use of the Platform.
We may update these Terms from time to time. Continued use of the Platform after an update constitutes acceptance of the revised Terms.
These Terms are governed by the laws of the Federal Republic of Nigeria.
